Subdivision Map Approval Steps

1) Approval of all plans, maps and reports

This includes Final Map, Composite Development Plan, Street Improvement, Drainage, Sewer, Water, Grading, Landscaping, Street Lighting and any other plan required in the conditions of approval, along with vector report and/or noise study or any other report as cited in the conditions of approval.

2) Posting and approval of securities/bonds

Approval of security/bond package requires that all plans be approved.  The cost estimates for the bonded required improvements are based on the approved plans and must be used to complete the bonds.  Note: The developer may cause all the required improvements to be completed, inspected and improved, in this case, bonding would not be required.

3) Compliance with Conditions of Approval

All conditions of approval for final map recordation must be met.  It is the Developers responsibility to ensure that conditions of approval are met.  County final map staff coordinates with the various departments that have conditions of approval to obtain the approval forms.  The approval forms will state whether the conditions of each respective department have been met.

4) Board of Supervisors approval and recording

When all steps listed above have been complied with, County final map staff will coordinate the processing of the project to be placed on the consent agenda of the Board of Supervisors for their approval.  When approved by the Board, County staff will coordinate the project for recording by the County Recorder.


San Bernardino County Final Parcel & Tract Map Signature Order:

  1. Project Land Surveyor (Licensed land Surveyor preparing the map)
  2. Property Owner & Beneficiaries (notarized)
  3. County Auditor & Board of Supervisor – Property Tax Certificates – By appointment propertytaxmaps@sbcountyatc.gov
  4. County Surveyor (Approval map is technically correct and all COA are complete)
  5. County Board (Approval of the map by the Governing body)
  6. County Recorder (Recording and public notice)

Signature Steps 1 through 3 are to be completed by the applicant prior to submitting to the County. Steps 4 though 6 will be completed by County Staff.
